Traditionally, real estate professionals have relied on RETS (Real Estate Transaction Standard) and IDX (Internet Data Exchange) for managing MLS (Multiple Listing Service) data. However, a newer standard, RESO (Real Estate Standards Organization), is gaining traction and promises to revolutionize the way MLS data is handled. What is MLS RESO?

RESO stands for Real Estate Standards Organization, which sets the standards for how real estate data is shared and utilized. From Outdated Website to Top-Ranking Listings

When we took on a RESO project for Charleston Real Estate Agent Sarah Worel, her website was over 10 years old. The site had virtually no SEO efforts behind it—no maintained Google Business listing, no local business listings, no blogging, zero backlinks, and minimal Facebook posts on her personal page. The previous web developer and real estate marketing firm that handled her website had gone out of business, leaving us in a unique position to develop an IDX broker website for a different agent with a similar background story. Despite our efforts, that website did not rank in the top 100 after the initial build and start of area build-outs.

So, how did Sarah’s website perform with our RESO implementation?

  1. Top Ranking MLS Listings: Individual MLS listings on Sarah’s website often rank in the top 10. She is consistently in the mix with the top 20 national brands including Zillow, Realtor, Trulia, Redfin, and others. Typically, the only local agents, teams, and agencies to rank higher are those that have listed the property as the selling agent.

  2. General Area Pages Performance: Sarah's general area build-out pages sometimes rank 1st or in the top 10, with stable rankings in the upper 20s to low 50s for various housing types such as condos, townhomes, houses, golf properties, and waterfront properties. Sarah's best showing is a stable 9th to 13th rank (1st page) for "golf properties for sale Hanahan SC." We expect these rankings to improve as off-page SEO efforts start and we continue to build out more area pages on a schedule optimized for Google SEO, leveraging overall weighted average and link juice effects. Typically, only national brands and a small handful of local agencies that have invested significant time and money in SEO efforts outrank her.

  3. Optimized New Releases: Sarah's releases of new area build-out pages, on an optimized time frame, often make the top 3 of Google mobile Chrome suggested relevant searches at the bottom of the first page. This is a highly sought-after spot given Google's own marketing efforts to promote these spots and thier suggested search feature.

Implementing the RESO API system provided Sarah’s website with a significant SEO advantage, transforming it from an outdated site to a top-ranking competitor. This success story highlights the power of RESO in providing authoritative data directly from the MLS, surpassing traditional RETS/IDX systems that rely on third-party data providers.

In real estate, there is no silver bullet that will make you number one in Google rankings overnight. It’s a highly competitive market with several thousand agents, a couple thousand brokers, and numerous well-known international firms all vying for top spots in any given market. Many invest hundreds or even thousands of dollars every month into SEO. There’s no magic carpet ride to the top, folks.

Here's where I'd love to say... "Until RESO-based websites by CVN WebDev!" But that's only partly true. In reality, RESO is a tool for acquiring and displaying MLS data directly from your local MLS Board. CVN WebDev didn't invent RESO but secured approval for the first agent-based implementation in Charleston, SC, in July 2023. Properly implementing RESO into your website will significantly improve SEO, giving you a competitive edge and a better starting position for the long-term SEO strategy.

RESO is a replacement for RETS/IDX, with a history dating back to 1999 and key milestones in 2011. The National Association of Realtors accepted it in November 2014, giving its 850-plus local members until January 1st, 2016, to comply with the standards. As of 2024, over 6 million real estate websites still utilize RETS/IDX, with no official stats on RESO utilization. Despite its capability as an SEO game changer, RESO remains underutilized.

Another point we want to make clear is that acquiring RESO API credentials from your local MLS Board isn't always as straightforward as it should be. Some MLS Boards readily provide RESO API credentials to members in good standing, while others may refuse and ignore requests, even under threat of litigation. We are not making any accusations and prefer to believe that our experience with Charleston Regional was them trying to understand RESO implementation and its equivalent compliance with RETS/IDX. However, during six months of talks for approval, every conversation ultimately led to the question of who would act as the traditional data provider and pay those fees. We want to be upfront that while we may start discussing and working on a web project, there is a possibility of failing to acquire authorization for credentials for your local MLS RESO system. Due to limited SEO space and high competition, we take on only one client per area. Our experience gaining credentials for current clients may not apply to you. If we fail to acquire credentials, you owe us nothing, and any contract we have will be declared null and void.

Since we touched on fees, it's important to note that access to MLS data is typically covered by your membership dues. With direct access to the RESO API, there is no need for a traditional RETS/IDX data broker to purchase a feed from for website integrations. However, this doesn't mean using RESO is a cheaper alternative. Proper implementation of RESO often requires higher-end server hosting to house, search, filter, and sort MLS data that you will now be self-hosting.
